Preparation is THE key to a long lasting exterior painting job. All surfaces must be thoroughly cleaned and all loose coating and caulking removed and sanded smooth. It is not unusual that this part of the process could take up to 50% of the total job time.
Rotten wood is replaced usually with PVC or filled with Epoxy Wood Filler. After necessary priming, all holes and cracks are filled. Then typically two heavy coats of paint are applied. If it is wood, brushing, unlike spraying, fills wood pores giving the building a waterproof seal lasting 2-3X longer than a spray job.
